October 2008 - December 2008
I decided to move into this house my last semester at Kettering. I figured for one semester it was cheap and I could live with anything.
While the house wasn't the worst place I'd ever seen it was far from the living standards I am used to. Immediately upon entering the house, you notice the smell. Something somewhat sweet like rotten fruit, with a bit of stale urine mixed in. The furniture and appliances on the main floor were all very dirty, and/or in some state of disrepair. All appliances were functional, but falling apart. For example the refrigerator was missing shelves, and some of the pieces of the door were falling off.
Furniture in the rooms was not much cleaner, the best piece in most rooms was the desk set. The mattresses looked filthy, and had a groove worn in them so that if you rolled over you felt as though you were falling in a pit. (I bought a futon the first week)
We had various things break, and although Gary always came to fix them, they were not always fixed well. At one point in the term we had a mouse living in my ceiling and I heard it running around at night. There were also several mouse droppings in the cupboards.
We had an attempted break-in over thanksgiving, it was obvious that they tried to kick the door in but didn't make it. There was a security alarm, although we did not get a chance to test it's effectiveness. One person was actually mugged in the backyard while we lived here. This I think is a condition of living in any house in Flint however.
I think Gary and Lory intend to be good landlords, but their houses are not in a condition that I am accustomed to living in. What really irked me is that after moving into a house with dirt and grass in the refrigerator, we were charged a cleaning fee upon moving out.

The refrigerator has been replaced with a huge double door refrigerator.
As far as dirt and grass in the refrigerator, that is completely false. We clean the refrigerator extensively before the students move in, and though the frig was old, it was not dirty.
If there was a mouse, which any house can get, it is usually due to food and pizza boxes being left around. Nothing a landlord can do about that.
As far as the furniture goes, students are very hard on our furniture, so it does take abuse and get soiled. I assure you the furnishings in here now are beautiful and in great shape and have been replaced since this comment.
We have only charged 2 groups of students a cleaning fee ever in this house. One that completely destroyed our Brand New Carpet. (Party animals) If this is the group of students, then we hear they were also banned from another rental house for the same destructive behaviour. The second group of students cleaned somewhat, but we still had a few hours of cleaning to do upon their departure.
Since we don’t have the names of the individual who wrote the above comment, I can’t be sure which group it was.
It is clearly stated on our lease, that the house must be clean upon departure. It was certainly clean when they moved in, because nothing was mentioned to us about any smell or dirt when moving in. We are very meticulous about having a spotless house before student move in.

Definitely moved out as soon as the lease was up!! We had a 'security system' there, but it worked only some of the time, and we were robbed. After we were robbed, they fixed the motion detector. Then said that it was probably one of our friends that did it…and that they wanted us to pay for everything that was stolen. In the end, we had to pay for half of the items they owned that were stolen. However, a substantial amount was stolen from us. How the robbers did it: The front porch light bulb was unscrewed, and a table off it was taken and put outside the kitchen window, they cut the screen and opened the window...yes, we locked it, but they got in anyway.
Side note, if anyone lives in the basement; make sure the door opens inward, one of my roommates got stuck in his room because the robbers moved my bike in front of his door so he couldn’t open it.
Aside from that, we always managed to go over and had to pay for extra on our utilities. They must have raised the cap on that since then, but we didn't have anything extremely high, we were careful to not be wasteful. The upstairs thermostat wasn’t working correctly, so I’m betting that attributed quite a bit.
Also, in the basement, the sewer backed up and we had a small flood of waste and t.p. floating in the house.
They always seemed to want to make the house better, however, he promised new counters would be put in our first term there, but never installed them in they year we rented. We had a dishwasher there, but it didn’t work.
It took a long time for them to get around to fixing things/meeting up with us. The extra room was locked, to make sure nobody could be in there that didn’t live in the house.
On a positive note, it was a close to school, and had a newer interior, however, its still in Flint...make sure your security system is in fact working!!!
We moved down the street (even closer to school!), and we’ve got a great landlord!!! Our landlord is more responsive, the rent is cheaper, there’s a higher cap, he provides/allows more things (things like two refrigerators, pets, etc.), and we have access to the whole house, even the empty room! Hopefully Gary has gotten better since we lived there (it seems like he has).

Remember that the above is only 1 side of the story, and a bit falsified at that .
We bought this house just AFTER these students: Sarah, David, Grant, Daniel and Allen leased it from the previous owner.
Just before they moved in, we took the time and money to do some major renovations, just as we promised them we would. We did not promise the new countertop would be installed, but we did tell them that we would attempt to get it done if we had the time.
This house did not have a dishwasher in it, so again, their statement about a broken dishwasher is completely false. We purchased and installed a brand new dishwasher for the first time in this house in the summer of 2007, and these students didn’t even rent from us then.
These young freshmen were definitely irresponsible students who had just moved away from home and were trying things they were not allowed to do at their parents house, but certainly taking advantage of their landlords. Like the time we caught them up on the roof, trying to string a set of electrical lights or rope onto a tree which was 20 feet away from the house. Not sure what they were going to do with it, aside from electricute themselves. Lets just say, it didn’t instil much trust in what they would do to our house next, or why they would climb out a bedroom window onto our roof, or the BB’s they would shoot inside our house.
Next lets talk about the reason they were robbed. First off, Don’t blame your landlords, or say negative comments about our house for getting robbed. Blame yourselves and the city of Flint. The day these students had moved into the house, they were showing another student their “new cool house”. At the time they were also telling their friends how nice of a house they are renting, and showed their friends the Alarm system, and how it has cool features like talking sensors.
I assume they bragged themselves into getting robbed. They did not purchase renters insurance for themselves from an insurance company, so yes, we were very fair in splitting the cost of our stolen items with them. We could have made them replace the items that we owned which were stolen, since they are responsible for our belongings while leasing the house, but we didn’t.
The alarm company came over and tested the system and said the system was working perfectly, so the renters obviously did not set the alarm as they claimed.
The window that they said the robbers came in, is impossible to open If it is locked. It has the spring loaded latches on the inside of the window which cant be pried, and were not broken, so the alarm company and I think the window was never shut.
2 different students had conflicting stories as well about their alarm being set the night of the robbery. One said they had not set the alarm, and another said they did set it. Since it was operating properly, we assumed they never set it, and left the window unlocked.
Their sewer backup was in the basement in the utility room. Not near any living quarters, and there was No flood as mentioned, just a typical bit of backup on the floor near the furnace. The sewer company that repaired it found feminine hygiene products that caused it. (Which don’t belong down a toilet, they should be put in a trash can)
Anyone that has ever rented from us will attest that we are the most attentive and responsive landlords around. We are there to make any necessary repairs within 24 hours.

The house comes with everything you need including dishes, an oven, stove, refrigerator, dishwasher, washer, dryer, microwave, toaster, and toaster oven. Gary and Lori are great landlords. They are very friendly and responsive. No, there is no central air for the summer, but there are ceiling fans in every bedroom and the living room. Also, for 40 dollars, you can get a single-room air conditioner for the summer term. I would rent here again and recommend it for anyone with 5-6 people who want to live together.

Our first term living here has been very good. Gary and Lori are very responsive, helpful, and friendly. The house is well furnished, has plenty of space, and is right across from school. There is no central AC, but after a week or two you don't notice. I highly recommend this house, and Gary and Lori also!

Right across from AB. House constantly improving by landlord. Garage a little worrisome. Overall good experience!
