Landlord's Description

1817 Joliet is our largest and most spacious property. We gutted the house and added a second story in 2005 with the intent of creating an all new class of rental home for KU students.

The home boasts five large bedrooms split between the first and second floors. The downstairs full bathroom is a traditional layout with a bathtub/shower combination. The upstairs full bathroom features a long counter with two sinks and plenty of cabinets for storage. A separate room contains the shower stall and toilet allowing multiple people to get ready at the same time. No more arguing over who left their dishes in the sink. Let the built-in dishwasher do the hard work while you kick back in the large living room.

The home sits on a huge double lot with plenty of fenced lawn for a summer BBQ or volleyball match. Ample off street parking and a large two car garage make this home the complete package. If there was ever a property to make you wonder why people pay more to stay in the dorms or apartments, this is it!

January 2008 - March 2008


This is a really great house to live in and one of the best I've seen among all the student housing. This also is my 3rd term at this property. The place is clean, has a dishwasher, plenty of room, newer model washer/dryer, good outside lighting and a good security system. There is also plenty of parking in the back of the house. The only "bad part" of the house is the basement, but we never use it anyway since it's mostly a storage area with an extra refrigerator. The landlords are very professional and do the best they can to fix any issues you have in a timely manner. If anything really urgent ever came up, regarding the property, the landlords took care of the situation and contacted the appropriate support or came and helped themselves. Currently the Internet works much better than last term and the garage door is fixed. If your looking for a close, clean property, with room for five people, you can't get much better than this place.

This house was completely remodelled during Spring 2005 term...the first tenants in the "new" house was that following A-section in Summer 2005 (they added the 2nd floor,completely redid the downstairs, A/C, etc.).

I lived in this house every B-section until the Spring 2007 term. The condition of the house was, and for the most part still is, very good. Upkeep and cleanliness (including between A and B section) has been good.

However, smaller things were the pain...for the last term there, the Internet was never in service (DSL). A new router cured it for a bit, but it was never the same. I know, from talking to other KU students renting in nearby houses from the same rental company, that their internet also sucks and does not work all the time (whether you are hard wired into the house or wireless). This still seems to be the case, as far as I know.
Also, the wireless seems to be nonfunctional as soon as they turned on the wireless next door (also owned by the same rental company). Also for my last term,the garage door (there is a 2 car garage!) was broken, then removed, and not replaced during the term. Things like this did not seem to be handled appropriately.

Security is good, as good as Flint is, all doors/windows are "armed" but all it does it set off the alarm. No one is called. Never had any break in problems while I was there, though people have sniffed around our cars outside. It is nice that the house hides the cars for the most part, from the street.

A very nice house, and very enjoyable as long as nothing goes wrong...in that case, you may be waiting until you move out.

Also, regarding rent...the value I have listed will continue to rise...we signed our lease during the Spring 2005 term before the house was even finished with construction, so we signed the lease w/o ever seeing the house. Therefore, we got quite a deal. It creeped up over 3 years, and I am sure with new tenants, it will continue to rise faster.
Also, you sign 2-term leases, so it covers an entire KU school year.
