October 2006 - December 2006
This renter owns the other two houses surrounding 706. The house was extremely unclean when we moved in. Landlord came and went as he pleased, which included coming in without any warning. Doorknob was unattached, fell off continuously. Doors did not shut or close properly, including main door and door to "upstairs apartment", which was just the upstairs of the house but with a flimsy chain lock between the floors. Sound carries between floors, as does smell. Washer and dryer available but price for washer was ridiculous. Many things were jimmy-rigged, including the A/C, which was "accidentally" shut off during the summer. Very hard to have house guests because Landlord continuously made threats about an additional "tenant" and how we would be charged accordingly. Landlord also charges and rents the basement, which from my understanding is illegal. In final, the Landlord kept my $300 deposit WITHOUT contacting me and rented it to someone else, causing me to have to find temporary housing (all term) for the second session of the lease (spring).
DO NOT RENT FROM THESE PEOPLE.

The city of Flint has inspected and approved this house for three separate, two bedroom apartments. Over the past year, all three apartments were remodeled, painted, carpeted and have new blinds and furniture. Also, the entire outside was painted. There are new front and back steel security doors with touch pad entry. This rental is under new management and security deposits are returned within two weeks after the term ends. We only kept one students deposit because she failed to pay her rent and owed us $700.00 She still owes us $400!
We do own both homes on either side of 706. One remains under construction and the other has been recently sided on the outside, the old garage torn down and the inside remodeled: brand new bathroom, painted throughout, new kitchen sink and counter top, new blinds and furniure. This was also inspected by the city of Flint and approved for rental.

July 2006 - March 2007
This is a strange house. The floors are divided so you never have to see the other 4 people that live there. They can't get into your stuff either because the locks are different as well.
You sign a lease with 1 other person. If you are by yourself, you will have to pay the full amount for the floor.
Apparently, they have done some cleaning up since I lived there, I also heard that they raised the price to over $1000 per person per term. The house is over priced because you really don't have a lot of room and cable wasn't included. The landlord and I clashed. I wouldn't recommend renting this house or the house next to it.

July 2008 - June 2009
We had some confrontation with the landlord for the first few months, and it was not very fun. I won't go into detail, but basically he was being very strict about what we could or couldn't do, and what we could bring into our apartment. However, mid-winter his sister took over property management, and things got much better. She and her husband were very responsive to everything we needed, and were great to work with.
There is a washer and dryer in the complex, but it is coin-operated.
There is also central A/C, but there are only controls on the main level, and since we lived upstairs it was often too hot in the summer.
Overall this is a good place to rent. The rate is good, and the location couldn't be any better. Just make sure to go through Kathleen if you have any issues and you'll be fine.
